RESERVATION POLICY:   AKA The "Fine Print".

Single/double occupancy. Between 5-6:00 pm on the evening you check-in, we offer you a glass of wine, cheese and chocolate reception. Full turn down service, evening port with chocolates and a full hearty award winning breakfast or healthy lite breakfast is included in your room rate.

If you have medical dietary restrictions or food allergies you need to advise us at minimum 72 hours prior to your arrival date.

Check-in is 4:00 to 6:00 p.m. We do not have a 24/7 reservation desk. Late arrivals can be accommodated with prior arrangements.

Check-out is 11:00 a.m.

Due to the historic nature of the Cocoa Cottage B&B, and the safety and comfort of all guests:
Smoking is NOT permitted.
Burning of candles is NOT permitted.
We can not accommodate pets.
We can not accommodate children under 14.

2-night minimum stay required weekends June thru November.
3-night minimum stay required holiday weekends.

All reservations, including gift certificates, must be secured with a valid MC or Visa.
Travelers Checks and Cash Accepted for final payment.

Only one special offer, BOGO coupon, 3rd party bookings or gift certificate can be utilized in one reservation.

A prepayment of 50% of the total booking amount, secured by valid credit card will confirm your reservation with the balance due upon arrival. Whole-House (3-4 Rooms) Bookings require a 50% NON-REFUNDABLE Deposit.

CANCELLATION POLICY:

The Cocoa Cottage is an intimate Bed and Breakfast Inn, consequently, cancellations affect us significantly. Your deposit is 50% of your total reservation.

Cancellations made up to 14 days before the arrival date will result in a full refund of your deposit, less a $25 administrative fee per room. Cancellations made within 14 days of your arrival date will result in the forfeiture of the deposit.

Guests are responsible for the full reservation amount. No discounts or refunds for shortened stays after arrival.

No-shows are charged 100% of the entire reservation.

Whole-House (3-4 Rooms) Bookings require a 50% NON-REFUNDABLE Deposit. Cancellations made within 30 days of the arrival date will be charged the remaining 50% balance less rooms we are able to rebook.

Guests are responsible for any damage or loss caused to our guest rooms. The value of unauthorized items removed from the Cocoa Cottage will be charged to your credit card.
